We are not a listings portal and not a project-search product. The public product has one job: check the price a broker is selling you against DLD registered sold prices, then give you a verdict and arguments to negotiate.
What you enter
- Search and select the project from our site index (or enter a name manually if it is missing).
- Stage, unit type, beds, size, total price — as the broker quoted them.
- Any broker claim: “below market”, “last unit”, “guaranteed ROI”, payment plan, handover, or discount story.
What we compare it with
- DLD registered transaction comps: real sold prices, dates, areas, and property context where available.
- Price per sqft or sqm, so total-price marketing does not hide an inflated unit rate.
- Comparable depth: whether there is enough registered tape to trust the result or only a directional signal.
- Service-charge, net-yield, liquidity, and red-flag context in the paid website pack where data supports it.
What you get back
- Free verdict — below typical resale band, roughly in line, above the resale median, looks stretched vs resales, not enough resale evidence, or not in our resale index when we cannot match the name.
- Free “why” + preview — short bullets (comps, window, median vs ask) and two negotiation lines; the rest unlocks in the paid pack.
- Paid pack evidence — exact comps, broker-question script, counter-offer wording, red flags, net-yield adjustment, and alternatives where available.
