A broker sends you a Property Finder comp sheet and says the price is “in market.” We ran the same exercise on DAMAC Islands — Maldives 14BR, ~2,208 sqft resale — using only public portal data first, then DLD registered closes. Two different stories.

This guide is two steps on purpose:

  • Part A (Steps 1–4): shortlist brokers who actually work your bedroom + sqft band — without trusting recommendations or listing count alone.
  • Part B (Steps 5–6): when you have a quoted total, anchor on DLD, not portal medians — via the free broker offer checker.

Direct answer

Property Finder is useful to scan who is active in a project; it is not a valuation anchor. On Maldives 1 we filtered 93 live sale listings down to 9 matched resale asks — and those nine alone spread 18% on price. DLD registered closes for the same size band (May 2025–May 2026, ~200–230 sqm) show 7 prints with a median near AED 1,375/sqft — thin tape, mostly Delayed Sell transfers. Use PF to vet broker segment fit; use DLD + /#broker-offer-checker when a broker sends a price.


Part A — Vet brokers before you ask for a quote

Step 1 — Count listings, not sellers (fragmentation)

So what: When a broker claims “I dominate this project,” ask how many matched resale listings they carry in your bedroom band and sqft type — not total project count.


Step 2 — Remove noise before any “comp median”

Of 93 listings, isolate genuine secondary resale comparables for 4BR ~2,208 sqft:

Filter out:

  1. 5BR / 6BR — different buyer, different ticket.
  2. “First Sale” lines — developer primary stock via sub-agents; visible in search, not secondary resale pricing.
  3. Smaller 4BR (~1,550 sqft) — different product class and price band.

Result: 9 matched portal asks (not 93 “market comps”).

First Sale trap: Several high-volume PF rows in this cluster were developer primary stock — they inflate apparent secondary depth. Brokers who drop them into a resale comp sheet are mixing products.


Step 3 — Portal ask spread on matched units (May 2026)

Portal ask stats (9 matched listings):

  • Median ask: AED 2,520,000 (~AED 1,141/sqft on ~2,208 sqft)
  • Range: AED 2,375,000 – 2,800,000 (~18% spread)

So what: Two brokers can show “comps” at opposite ends of this band and both call it market. Portal spread tells you brokers disagree — not what buyers paid.


Step 4 — Listing volume ≠ your segment (specialisation test)

The trap: the broker with the most listings in Maldives 1 had five active lines — all 5BR. For a 4BR ~2,208 sqft buyer, that agent’s buyer pipeline may be calibrated to a different product.

In the filtered 4BR band, only one agent showed 2+ matched resale listings — both priced at the top of the ask range (~AED 2.8M). That signals premium positioning, not automatically “best for you.”

What to ask before a viewing:

  1. “How many resale (not First Sale) deals did you close in this exact bedroom + sqft band in the last 12 months?”
  2. “Show me DLD registered closes with date window and count — not PF screenshots alone.”
  3. “Which listings in your comp sheet are First Sale or wrong sqft?”

Our read

In this snapshot, filtered portal asks sit below the thin DLD median for the matched sqm band — not the usual “asks 10% above closes” pattern you see in mature Marina towers. Maldives 1 is still building secondary depth; most rows are Delayed Sell transfers, not a deep resale tape. Do not treat either median as precise fair value with only seven prints.

Compare gap rules (mature towers): asking price vs DLD registered price. For thin tape: negotiate with bands, not fake precision.

Honest limits

  • Seven closes in 12 months → directional median only.
  • DLD mix here is mostly Delayed Sell — not the same as a ten-year Marina resale strip.
  • PF snapshot is May 2026; refresh both sides before you wire.

What this case showed

Should I use Property Finder or DLD to pick a broker in Dubai?

Use Property Finder to see who is active in a project and bedroom band. Use DLD (and the broker offer checker) to judge whether a quoted price is realistic versus registered closes. Listing count alone does not prove pricing skill.

Why do Property Finder prices spread 18% on the same unit type?

Different sellers, views, payment plans, stale asks, and broker positioning. Portal lines are opening asks, not a single market price. Filter bedroom, sqft, and resale vs First Sale before comparing.

What are “First Sale” listings and why should buyers ignore them for resale comps?

First Sale units are developer primary stock sold through sub-agents. They appear in general search but are not secondary resales. Including them inflates supply and distorts medians.

Are Property Finder prices the same as DLD transaction prices?

No. Property Finder shows asking prices. DLD records registered transfer consideration after negotiation. In mature resale towers, asks often sit above closes; in new clusters the relationship can invert or look noisy until secondary depth builds.

How do I check if my broker’s offer is fair vs DLD?

What if there are only a handful of DLD resales in my building?
