Scale of the dataset
- 700+ DLD-registered projects modelled end-to-end in the product (rankings, history, cross-project comparables).
- 10,000+ registered transactions in the analytical layer we use for trends, liquidity signals, and price distributions — updated as new registrations land in our pipeline.
What we take from DLD (and related registers)
- Registered sale prices, dates, unit types, and areas — the legal record of what cleared, not an asking price.
- Project and master-community linkage so we can compare towers within the same liquidity pool.
- Off-plan registration (Oqood) patterns where they appear in the data — early demand vs. thin launches.
- Ejari where it supports yield and occupancy context (gross vs. net is still building- and lease-specific).
- Developer portfolio history across multiple projects — delivery and volume fingerprints, not brochure claims.
What the bot analyses for you
- Yields — gross from registered rent/price relationships where data allows; Pro adds service-charge and operating-cost context from RERA/web enrichment.
- Red / green flags — supply, registration anomalies, liquidity, escrow and licensing prompts (always confirm with RERA and your lawyer).
- Developer track record — multi-project registration history, delivery timing signals, and concentration risk vs. a single glossy render.
- Verdict framing — Buy / Conditional / Pass style synthesis tied to the data shown in the report, not a sales script.
